Purdon Street Development Update June 2021

Partick Housing Association delivers 14 new affordable homes at Purdon Street development

Partick Housing Association (PHA) is pleased to announce the completion of its latest new housing supply project at Purdon Street in the heart of Glasgow’s West End.

Partick HA Chief Executive, Stewart MacKenzie said: “We’re delighted to complete our latest new development in Partick and welcome tenants to their wonderful new homes.”

This redeveloped 4-storey block of 14 affordable new homes provides a mix of 1 and 2 bedroom flats for social rent.  Tenants have recently moved in and love their new homes in the heart of Partick, close to local amenities.

One new tenant explained that he had lived in Purdon Street before it was redeveloped.  As he collected his keys he said: “I was here for twenty five years.  I feel like I’ve come back home again, I’m very happy to be here.  This place is like an oasis in the middle of Partick – quiet and peaceful.”

Partick HA Chair, Alan Howie added: “We’re pleased to have successfully completed these new homes at Purdon Street, during what have been challenging times.  Many thanks to the Council, our partners and the local community for their continuing support.  At Partick Housing Association, we’re committed to providing more quality affordable homes to meet local housing needs and are working on a series of ambitious new housing supply projects across the West End.”

Councillor Kenny McLean, City Convener for Neighbourhoods, Housing and Public Realm at Glasgow City Council, said:  “It is great to see new and high-quality affordable homes being built in Partick, and these flats help meet the need for such housing in this part of Glasgow.  The Council is delighted to have supported this development, which is yet another example of partnership working in Glasgow bringing new and improved homes to communities across the city.”

The building was converted for PHA by Hadden Group, who were successfully appointed from the Scottish Procurement Alliance Framework.  The design was undertaken by MAST Architects and Clyde Design Partnership, with Quantity Surveying and Principal Designer services provided by Reid Associates.  The project was financed by Partick Housing Association, together with grant funding from Glasgow City Council.

Mansfield Gate Update – April 2021

Mansfield Gate at the former St Peter’s Primary School

This news article provides you with an update on progress at our Mansfield Gate development. On the site of the former St. Peter’s school in Partick, the project will deliver 60 new flats to PHA’s portfolio of affordable housing, consisting of 21 Mid Market Rent (MMR) flats, 31 for social rent and 8 supported accommodation units.

As per our last update, the project has unfortunately been affected by a number of challenges and faced delays. Our initial contractor went into administration and, like other construction projects, work has progressed slowly due to necessary COVID-19 working restrictions.

Our main contractor, Hadden Group, are working through planned packages of work with efficiency as restrictions are eased. The latest programme is for the phased completion of works and occupation of the properties throughout autumn and winter 2021. The MMR flats on Chancellor Street will be completed first; then Dowanhill Street, starting with the supported accommodation block; and finally in sequence onto White Street.

This programme is subject to review as we respond to changing restrictions. The safety of our staff, consultants and the wider community remains our priority and we appreciate everyone’s patience during these uncertain times. In due course we look forward to welcoming new tenants to these new affordable homes within the heart of Partick.

Social housing properties will be allocated in line with our Allocations Policy. For more information on the process of applying to rent a home with us, please visit our website or call us on 0141 357 3773 (option 3).

If you are interested in applying for one of our mid-market rent properties please contact our Mid-Market Rent Team on or call 0141 357 3773 (option 5).

Complaints – Updated Information

Complaints, updated policy, new guidance and standardised handling procedure

The Scottish Public Services Ombudsman (SPSO) has introduced revised Model Complaints Handling Procedures (MCHPs) for all sectors, including housing associations.  The SPSO’s responsibility is to set and monitor complaints handling standards for the public sector in Scotland. These standards are published as the Model Complaints Handling Procedures (MCHP) and define how the SPSO expect us to handle complaints quickly and simply, with local and early resolution by empowered and well trained staff.

At PHA we value complaints and learn from the feedback we receive through dealing with complaints.  We have adopted the SPSO’s model complaints handling guide from March 2021.

The MCHP still follows the Stage 1, 5 day response, and Stage 2 investigation 20 day response.  The main emphasis is on valuing complaints – recording all complaints, reporting key information and using the lessons learned to improve service delivery.

In line with these changes we have,

·         Updated our Compliments, Comments and Complaints Policy (March 2021)

·         Introduced a new Unacceptable Actions Policy (March 2021)

·         Adopted the SPSO’s Customer Guide for more information on how we handle complaints, read our Customer Guide here

·         Complaint handlers completed training on the new MCHP in December 2020.

·         Provided detailed information on the MCHP for all staff via our Intranet and included an information video from the SPSO.

If you have any questions on the MCHP or require assistance with making a complaint please get in touch here.

Mansfield Gate Update – March 2021

Mansfield Gate at the former St Peter’s Primary School

The eagerly awaited Mansfield Gate development project has been affected by some challenges over the past year. The project, like other construction work across the country, has been delayed by restrictions due to COVID-19. We have also had to respond to the original contractor going into administration and having to make alternative arrangements.

Following the administration of CBC, we have been working closely with our new contractor Hadden Group Ltd. to prepare a list of all outstanding work to ensure that the flats are finished to the desired specification and quality. Hadden have now begun working through this list, however, due to COVID-19 working restrictions set out by the Scottish Government they have had to limit the number of workers on site.

Due to the enforced period of inactivity at the initial lockdown there are some additional works are required to the building. In order to carry out these works the contractor will need to erect scaffolding on sections of the building. They will be starting at the corner of Chancellor Street and Dowanhill Street in the coming weeks following the removal of the scaffolding adjacent to the church. Access around the site will not be affected by the scaffolding although there may be some disruption as it is erected. We apologise in advance for any inconvenience.

The safety of our staff, consultants and the wider community remains our priority. Unfortunately this means that we cannot progress the project at the speed we would like. As soon as it is safe to do so, there will be an increased site presence as we work to deliver this much anticipated project.

With the majority of PHA staff working from home, we are pausing the production and delivery of the paper newsletters. However we will continue to update our website and social media pages as the development progresses.

We are working towards a phased handover from summer 2021. This is dependent on covid-19 working restrictions from the Scottish Government, and therefore subject to change. We appreciate everyone’s patience during these uncertain times and in due course we look forward to welcoming new tenants to these new affordable homes within the heart of Partick.
