Mansfield Gate at the former St Peter’s Primary School

We are finalising the appointment of a new contractor to complete our new development at Mansfield Gate, on the site of the former St Peters Primary School.

This eagerly awaited project has unfortunately been affected by some challenges over recent months.  This has been frustrating for PHA’s Board, staff, customers and neighbours.  The project, like other construction work across the country, has been delayed by restrictions due to Covid19.  We have also had to respond to the original contractor going into administration and having to make alternative arrangements. 

At the start of October we will provide an update with news on the appointed contractor, programme of works and expected completion dates.  We appreciate everyone’s patience during these uncertain times and in due course we look forward to welcoming new tenants to these great new affordable homes within the heart of Partick.

Street Party at Broomhill Gate

Broomhill Gate Residents Group held their first street party

On Saturday 9 June, Broomhill Gate was the place to be as the residents held their first ever street party. The weather couldn’t have been better with plenty of sunshine and temperatures as high as 22 degrees!

Starting at 12pm residents came together to hang decorations, lay out tables and chairs and fire up the barbeque. Broomhill Gate’s resident Chef, Danial, prepared delicious homemade burgers, spicy marinated chicken and tasty frankfurters to share with everyone. Each person who joined in brought along some food including homemade pasta salads, fresh veggies, crisps, cakes and plenty of refreshments.

Residents from the townhouses, flats and the Crossreach building all participated in the festivities, getting a chance to meet some of their neighbours for the first time and enjoy each other’s company.

Rent Increase 2018/19

Changes to Rent 2018/19

You may have received a letter to let you know about the annual rent increase for 2018, along with information about the recent rent restructuring we carried out.  We are sorry if this letter has led to any confusion and hope the information below helps you understand what the changes will mean for you.

The total monthly charge mentioned on the letter is your new rent amount from 1 April 2018.

How this is made up:

The monthly charge noted on your letter includes:

  • the rent increase amount
  • the rent restructured amount for 2018/19, and;
  • any applicable service charge.

Changes to Rent:

The rent increase for 2018 will be 3% and this is needed so we can continue providing:

  • our housing services;
  • commitment to improving our properties;
  • invest in our community;
  • and build new affordable homes

Rent Restructuring:

Following tenant consultation and working with our Tenant Scrutiny Panel we are committed to making our rents fairer and consistent for all of our customers.  Our aim in doing this is for everyone who lives in a similar size and type of property to pay broadly the same rent.  For some of our customers this means your rent may decrease, increase or stay much the same.  You can find out more about the rent restructure here.

The amount for your new monthly rental change includes the result of the rent restructuring as well as the 3% rent increase charge. Therefore, while your rent charge was increased by 3% from the rent you currently pay – the actual rent charge from April 1 2018, may be less, or indeed more than an actual 3% increase. This is due to the previously mentioned rent restructuring element.

Ways to pay your rent:

You can pay by

  • Direct Debit,
  • Standing Order,
  • On-line or by using your plastic payment card.

If you currently pay by Direct Debit we will automatically charge your new rent, but if you pay by Standing Order please advise your bank of the new charge.

If you receive Housing Benefit & Universal Credit:

If you currently get help with your rent through Housing Benefit, you do not need to do anything.  We will tell the Council about your rent increase – you should receive an amended Housing Benefit award letter from them for information.

If you currently pay part of your rent to the Association but get some Housing Benefit, you should continue to pay the same amount until we advise you of your new payment.

If you receive Universal Credit, we will notify the DWP directly of the increase in your rent.

New Environmental Contracts

Partick Housing Association and Partick Works Limited wrote to our residents in January stating that as of 1 February 2018 Tenement Steps Ltd is our new close cleaning contractor and Caledonian Property Maintenance will be our new grounds maintenance contractor.

Caledonian Property Maintenance will now carry out all aspects of grounds maintenance, which includes but is not limited to:

  • summer grounds maintenance (grass cutting, strimming, weeding)
  • winter grounds maintenance (pruning, gritting)
  • bin store power washing
  • where applicable, green wheelie bin pull-out for collection by Glasgow City Council
  • bulk pull-out for collection by Glasgow City Council

Tenement Steps Ltd will clean closes and where applicable, common areas.

We care about the standard of cleanliness in your backcourts and closes, and the quality of services you receive. We believe both Tenement Steps Ltd and Caledonian Property Maintenance will provide you with a high quality service.

Rent Consultation 2018/19

The rent consultation for the year 2018/19 is now open for tenants to give feedback.

You will have recently received a letter outlining the PHA proposal to increase rents by 3%, in line with CPI, from 1 April 2018 as well as outlining how we are investing in the homes and properties in the Partick area.

PHA would like to make our rent system simpler, easier to understand and above all, fairer to tenants.
