FERRY ROAD

Partick Housing Association has acquired a development site at Ferry Road, next to Yorkhill Park, and we now wish to consult local people on our proposals, before submitting our planning application for the site.
We bought the site September last year from Barrat Homes, who had already obtained planning permission for 94 one and two bedroom flats for sale to be built on the site.
We intend to submit a new planning application later this year. This will be aimed at reducing the intensity of the development and ensuring it is designed to meet social and affordable housing priorities more closely. The total of 87 flats would be allocated as follows:
44 flats for social rent – 12 x 3 bedroom; 30 x 2 bedroom;
5 x 1 bedroom
22 flats for mid-market rent - 6 x 3 bedroom; 10x2 bedroom;
6 x 1 bedroom
21 Shared equity flats for sale - 2 x 3 bedroom; 14 x 2 bedroom; 5 x 1 bedroom
All of the flats would be designed to Partick Housing Association’s space standards and national ‘Housing for Varying Needs’ standards. This ensures that the flats are suitable for families and residents with mobility problems or wheelchair users. In consultation with Glasgow City Council we have tailored our proposals to meet the housing needs of local communities, as identified in the Council’s Local Housing Strategy, as closely as possible.
We believe that our proposals improve on the existing planning permission by:
* Reducing the impact of the buildings on the adjacent Yorkhill Park
* Keeping more of the mature trees on the site
* Shielding the new buildings from the railway
* Improving the gradient and configuration of the access road
* Improving access to the park through the site
In line with the existing planning approval we propose to:-
* Provide one dedicated private parking space for each flat.
* Carry out extensive landscaping improvements to Yorkhill Park
* Provide new public play and sports facilities in the park next to the site
The scheme would be built to exacting eco-homes standards, designed to reduce the carbon footprint of the development as far as possible. CO2 emissions and fuel bills will be minimized by providing communal heating and hot water to the flats from an energy efficient combined heat and power system.
Funding for the project has been secured in principle as follows:
Government Grants : £ 7.0m 47%
Rents : £ 5.5m 36%
Shared Equity Receipts : £ 3.0m 17%
Total : £15.5m

BYRON STREET SHARED EQUITY SCHEME
Work is progressing well and on time at the Association's development at Byron Street. The site is in Whiteinch, just off Dumbarton Road, West of the Thornwood roundabout. The flats will be ready for occupation in June/July 2010
