FERRY ROAD

Partick Housing Association has received planning consent for its development site at Ferry Road and is expecting funding approval soon. It is expected that work will start on site early in 2011 and will complete in late 2012.
The project will deliver a total of 87 flats to be allocated as follows:
43 flats for social rent – 12 x 3 bedroom; 28 x 2 bedroom; 3 x 1 bedroom
22 flats for mid-market rent - 6 x 3 bedroom; 14 x2 bedroom; 2 x 1 bedroom
22 shared equity flats for sale - 6 x 3 bedroom; 10 x 2 bedroom; 6 x 1 bedroom
All of the flats are designed to Partick Housing Association’s space standards and national ‘Housing for Varying Needs’ standards. This ensures that the flats are suitable for families and residents with mobility problems or wheelchair users. We have tailored our proposals to maximise the benefits of the park-side location and meet the housing needs of local communities, as identified in the Council’s Local Housing Strategy, as closely as possible.
As part of the project we will be carrying out or funding substantial improvements to Yorkhill Park, including new paths, lighting and planting as well as installing new play and fitness facilities.

The scheme will be built to exacting eco-homes standards, designed to reduce the carbon footprint of the development as far as possible. CO2 emissions and fuel bills will be minimized by providing communal heating and hot water to the flats from an energy efficient combined heat and power system. This generates electricity on site for communal services, including electric car charging, and uses the waste heat generated to provide space and water heating to the flats.
Funding for the £14.4m project has been secured in principle as follows:
Government Grants : £ 7.9m 55%
Rents : £ 4.5m 31%
Shared Equity Receipts : £ 2.0m 14%

BYRON STREET SHARED EQUITY SCHEME
Work is now finished at Byron Street and the houses have now been handed over to Whiteinch & Scotstoun Housing Association and Partick Housing Association.
